A Dilapidation survey is commonly also known as a pre - construction condition survey.
They are one of the far less glamorous services, but nonetheless one of the most essential to protect you or your property.
This survey is an inspection of the existing structural condition of the surrounding buildings, area and structures prior to the commencement of construction to similar works.

Works including building construction, high-rise development, infrastructure projects, road works, demolitions and excavations can sometimes result in defects appearing in adjoining structures if the proper precautions are not taken into consideration. The resulting damage can be expensive to repair and often difficult to prove how it has occurred, and who is at fault.

Any defects prior to and after construction will be noted and recorded with supporting photographic evidence.

A post-construction survey will be conducted, determining and highlighting any defects that have been caused by the construction works.

When is a survey report required?

For Contractors & Developers:


  • Before you carry out any excavation, piling works, demolition, renovation or construction works of a new development.
    A Dilapidation report can save you from any potential claims against you from third parties.

For Property Owners:

  • Before renovation, alteration & addition, demolition, construction or reconstruction work carried out at your neighbouring areas.

  • Before any underground construction works carried out in the surrounding areas of your property.

Reasons why you should conduct a Dilapidation Survey:

  1. Independent Precautionary Measure:
    This survey outlines the current condition and any existing damage of the surrounding areas/ structures, so it can be clear what i caused from the construction works. This survey includes (but is not limited to) highlighting cracks, water damage, condition of road surfaces and footpaths, roof condition, gutters, down-pipes and other external features.


  2. Understand the condition of structures prior to construction
    The surrounding areas will be completely assessed to ensure that all precautionary measures are taken to minimise possible damage.
    A dilapidation survey can also be used for site restoration after works have been completed. In a case where roads, landscaping etc. need to be removed during construction the survey will be utilised afterwards to ensure areas are returned to their original state.


  3. Provides evidence to counter fraudulent claims, liabilities & actions.
    Contractors and developers are often blamed for damage sustained to third party and adjoining properties. If you have failed to get a dilapidation survey done then you could potentially be liable for any damages if a claim is made. Having a report conducted prior to commencement means your company will have the original site condition report as evidence to defend against any demands for damage should they arise, and avoid expensive drawn out litigation.
