When you can't view the property before buying here's what to do:
If because of certain time or distance restraints you are unable to view the property you are interested in purchasing, there are multiple things you can do to ensure you limit the risk of unexpected problems.
Get key facts from the real estate agent and seller's property disclosure statement:
Find out the age of all the vital components of the home such as the roof, water, heating, plumbing and electrical wiring. If for example the roof exceeds an age of 20 years then its likely due for repairs or refurbishing. Make sure you are aware of the age and condition of these elements as they could put a deep dent in your pocket.
You can also hire a building inspector to evaluate the property in your absence. If you tell the inspector that you will be purchasing the property without being able to view it then you may get additional photos of the property along with ones illustrating any defects. These photos will be untouched and raw meaning that they wont be potentially enhanced by the realtor.
Its important to know as much as possible about the property you are looking to purchase especially if you are unable to view it prior to purchase.
